To obtain an equipment management system and gateway in which a number of equipment are managed/controlled in a simple configuration.

The equipment management system includes a gateway device 20 for connecting a high-order network line 6 and a plurality of low-order network lines 7A-7D, equipment 1A-1D on the low-order network lines 7A-7D, and a central monitoring apparatus 5 for managing the equipment 1A-1D on the high-order network line 6. The gateway device 20 includes: a protocol conversion unit 22 for interconverting a first communication protocol of the high-order network line 6 and a second communication protocol of the low-order network lines 7A-7D; a plurality of communication connection units 21A-21D to be connected with the low-order networks 7A-7D; and a connection switching unit for communicating with equipment using one of the plurality of communication connection units 21A-21D according to identification information of each of the equipment in information to be transmitted to the equipment 1A-1D by the central monitoring apparatus 5.
