Abstract:
To properly execute an evaluation by DCF method for an object of benefit such as real estate for investment.
The arithmetic part 2 of an arithmetic unit has a DCF method operation means 3 and a Monte Carlo method operation means 4 for executing the DCF method about several tens of thousands of times. The discount rate of the operation result by the DCF method is displayed on a display part 10 in terms of probability (normal distribution) by the Monte Carlo method, and if necessary, the displayed discount rate is adjusted through the changing means 1d of an input part to obtain a desired discount rate in a proper range.
