Abstract:
To provide a program analyzing a commercial value of a real estate according to not only an overt revenue index overtly acquired from a real estate, but also correlation with a potential revenue index being potentially present around the real estate.SOLUTION: A program causes a computer to function as: overt revenue index recording means of recording an overt revenue index obtained from the real estate for every prescribed time; potential revenue index recording means of recording a potential revenue index according to the number of persons located within a prescribed range of the real estate, for every prescribed time; correlation determination means of determining a coefficient of correlation of a time-series overt revenue index to a time-series potential revenue index; and commercial value determination means of determining the coefficient of correlation as the commercial value of the real estate.SELECTED DRAWING: Figure 2
