Abstract:
Building assembly comprising a separate building unit (1) or more building units (1) either arranged in several floors, in the same floor connected to each other or in a combination thereof. The invention provides especially that every single building unit (1) is shaped as a polygon, the edge sides of which (2) are outer walls (3) for sector divided accommodation units (6) by means of partition walls (7). Said accommodation units (6) are in the direction radially inwardly towards the center (4) of the building unit (1) limited by inner walls (9). The surfaces (23) of the inner wall (9) which are directed inwardly towards the center (4) defines a central communication area (22) connected in at least one building unit (1) with a radially outwardly extending communication way (32).

Claims
1. Building assembly comprising a separate building unit (l) or several building units (1) either arranged in more floors, in the same floor connected to each other or in a combination thereof where every single building unit (1) is shaped as a polygon, the edge sides of which make the outer walls (3) for accommodation units (6) divided in sections by means of radially inwardly towards the center (4) of the building unit (1) extending partition walls (7) , c h a r a c t e r i z e d i n that the inwardly towards the center (4) directed surfaces (23) of the inner walls (9) define a central communication area (22) connected in at least one building unit (1) and that every accommodation unit (6) in a building unit (1) is by means of partition wall (14) divided in two parts (12, 13) in such a way that the partition wall (14) is substantially parallel with one of the two partition walls (7) of the accommodation unit (6) which extend radially and separate the accommodation unit (6) from each other, whereby the one part (13) is a wet room (16) which is arranged in connection to the outer wall.
2. Building assembly according to claim 1, c h a r a c t e r i z e d i n that the polygon defined by the building unit (1) is substantially symmetrical in relation to a center (4) .
3. Building assembly according to claim 1, c h a r a c t e r i z e d by a communication way (32) extending radially outwardly and ending in an outer wall (3) of the building unit (1) .
4. Building assembly according to claim 1, c h a r a c t e r i z e d i n that said wet room (16) is triangular.
5. Building assembly according to claim 1, c h a r a c t e r i z e d i n that the wet rooms (16) in an accommodation unit (6) and corresponding wet rooms (16) in a neighbouring accommodation unit are located substan¬ tially directly opposed each other at either side of a partition wall (7) .
6. Building assembly according to claim 1, c h a r a c t e r i z e d in that one part (13) of every accommodation unit (6) consists of a kitchen unit (17) and is arranged in connection to outer wall (3) .
7. Building assembly according to claim 6, c h a r c t e r i z e d i n that said kitchen unit (17) is triangular.
8. Building assembly according to claims 6 and 7, c h a r a c t e r i z e d i n that the kitchen unit (17) in an accommodation unit (6) and corresponding kitchen unit (17) in a neighbouring accommodation unit (6) are located substantially directly opposed each other at either side of a partition wall (7) .
9. Building assembly according to any or some of the preceding claims, c h a r a c t e r i z e d i n that every accommodation unit (6) has a shape of a parallel trapezoid.
10. Building assembly according to claim 1, c h a r a c t e r i z e d i n that said central communi cation area (22) is divided in a central elevator/stairway (22) for communication with building units (l) in another floor and an elevator/stairway (24) surrounding communica¬ tion surface (26) .
11. Building assembly according to any or some of the preceding claims, c h a r a c t e r i z e d in that the accommodation units (6) are prefabricated as in situ mountable sections.
12. Building assembly according to any or some of the preceding claims, c h a r a c t e r i z e d i n that said building units (l) via the communication ways (32) are connected to a central building (37) at which a common main entrance (38) for the building units (1) is located.
Description:
Building Assembly

Field of the invention:

The present invention relates to a building assembly comprising building units which either are arranged in several floors, in the same floor connected to each other or in a combination thereof. The invention is particularly suitable for for example as hotel complexes or other buildings where a low production cost is strived at.

Background of the invention:

The building market suffers today with steadily increasing building costs i.a. in the shape of high material prices. Concurrently with increased building activity the ground prices also increase drastically. It is therefore extremely desirable to use building assemblies which offer a low material cost and which effectively utilises the ground site occupied.

Known building assemblies comprise, however, substantially conventional building units having a rectangular shape. The inventor has in this connection especially noted the inevitable existence of communication surfaces between room units, exits etc for these kinds of constructions for example in the shape of a great number of extended corri¬ dors. A large system of corridors or the like occupies accordingly to a great extent expensive building surfaces and gives high material costs exemplified by extra wall sections, complicated ventilation systems and mounting of electric conductors and water pipes. In known constructions for hotel purposes the long corridors mean that the hotel rooms mutually are located on different distance from for

example the elevators or the stairways. This fact is especially evident in large hotel buildings where said distance often is very great. Further, conventional rec¬ tangular rooms can often give a narrow and limited appear- ance seen from the entrance door of the room, which is specially unfavourable at for example hotel rooms.

Round or polygonal building units are however known at w ich a central stairway and central wet rooms are arranged. As such buildings one has however a problem with removing moisture etc. and costly ventilation systems have to be arranged (DE 36 37 842 and FR 2 259 214) .

Object of the invention:

The object of the present invention is to remove said problems by bringing about an extremely cost effective building assembly construction, in which the communication areas are limited to a minimum whereby optimal room surface is obtained concurrently as the material costs are mini¬ mized by a strongly limited need of delimiting wall sections for the communication areas and through appreciab¬ ly simplyfied water, electric and ventilation systems.

Summary of the invention:

Said object is obtained in that the present invention presents a building assembly construction comprising a separate building unit or more buildings units either arranged in one floor or in the same floor connected to each other or in a combination thereof. The main feature of the invention is that every separate building unit is shaped as a polygon, the edge sides of which make the outer walls for accomodation units divided in sectors by means of partition walls. Said accomodation units are delimited in the direction radially inwardly to the centre of the

building unit by inner walls. The inwardly towards the centre directed surfaces of the inner walls define further a central communication area.

According to the invention every accomodation unit in a building unit is divided into two parts by means of a partition wall in such a way that the partition wall is substantially parallel with one of the two radially extending partition walls between neighbouring accomodation units. One part of every accomodation unit is then a wet room and is arranged in connection to the outer wall. The wet room is suitably triangular. The wet room in an accomodation unit and the corresponding wet room in a neighbouring accomodation unit are located substantially directly opposing each other at either side of a partition wall. Said wet room can also be replaced by a kitchen unit.

In a suitable embodiment of the invention every accomoda¬ tion unit has further the shape of a paralleltrapetzoid. Said central communication area is preferably divided into a central elevator/staircase system for communication with building units in another floor, and a communication system surrounding this elevator/stairway system.

In a practically very suitable embodiment the accomodation units are prefabricated, in situ mountable sections.

In another practical embodiment said building units are connected to a central building by means of the communica- tion ways at which central building a main entrance for the building units is located.

Description of embodiments:

In figure 1 reference numeral 1 denotes an embodiment of a building unit comprised in the building assembly according to the invention. The building unit 1 can consist of a separate unit 1 serving as a smaller building construction. More building units 1 are, however, advantageously arranged in several floors, in the same floor connected to each other or in a combination thereof. As appears from the figure the embodiment shown is shaped as a polygon which substantially is symmetrical relative to a center 4. The eight edge sides 2 of the polygon shown in the example are outer walls 3 for the accommodation units " 6 within the building unit 1. The accommodation units 6 are sector divided by means of partition walls 7, which in this example extend radially inwardly against the center 4 of the building unit l. Further the accommodation units 6 are limited in a direction radially inwardly to the center 4 of the building unit l by means of inner walls 9 which in this example extend parallel to the opposing outer walls 3. In every such inner wall 9 an entrance door 10 is further located. Having the outer walls 3, the partition walls 7 and the inner walls 9 arranged in the above described way

every accommodation unit 6 will get the shape of a parallel trapezoid, which has the favourable effect that the accommodation unit 6 is experienced as being large and airy when it is looked at from the entrance door 9. This effect depends on, which easily can be understood from the figure, that the partition walls 7 seen from the entrance door 9, are departing outwardly to the outer wall 3.

Every accommodation unit 6 in a building unit 1 is further divided in two parts 12 and 13 by a partition wall 14. With the goal to make the accommodation unit easy to equip with furniture and to become harmonic for the eye the partition wall is substantially parallel to one of the two radially extending partition walls 7 of the accommodation unit 6 which delimit the unit from the neighbouring units 6. One part, the smaller one 13, of every accommodation unit consists advantageously of a wet room 16 comprising for example a toilet 18, a wash basin 19 and a shower 20. A certain advantage is obtained when said toilet 18, wash basin 19 and the shower 20 are arranged in its own corner of the triangle formed so that the area can be maximally utilized. The wet room 16 is further advantageously located in direct connection to an outer wall 3. Further the wet room 16 in one accommodation unit 6 and the corresponding wet room 16 in a neighbouring accommodation unit are located"substantially directly opposed each other at either sides of a partition wall 7. By orienting the wet rooms 16 in neighbouring accommodation units 6 in such a way a greatly simplified arrangement is then made possible at the same time as for example water pipes, concurrently with excellent ventilation conditions via the outer wall 3 are obtained. Alternatively the one smaller part 13 of every accommodation units 6 can consist of a kitchen unit 17 which appears in one of the accommodation unit 6 shown in figure 2.

At the center 4 of the building unit 1 a central communica¬ tion area 22 is located which is defined by the inwardly towards the center 4 erected surfaces 3 of the inner walls 9. The communication area 22 is further divided in a " central elevator/stairway 24 for communication with building units 1 in another floor and an elevator/stairway surrounding communication surface 26. In the embodiment example shown, the walls 27 of the elevator/stairway 24 have the form of a polygon corresponding to the shape of the building unit 1 and it can suitably be made in trans¬ parent material. In the figure the elevator/-stairway 24 contains a spiral stairway 28 oriented around the center 4 of the building unit 1. At the uppermost located building unit 1 in the building assembly the central communication area 22 can advantageously be provided with a transparent roof 30 with the aim to obtain natural light by incoming sunlight, as is shown in figure 2. The shape of the building unit 1 together with the cr unication area 22 has the desirable effect that all accommodation units 6 are located at the same distance from said communication area 22 which is not the case with conventional buildings where the differences in said respect are often considerable.

Said communication area 22 is further connected to at least one building unit 1 by means of a radially outwardly projecting communication way 32 as appears from figure 1 where said communication way 32 extends radially outwardly and ends in the outer wall 3 of the building unit 1. In figure 1 the communication way 32 occupies a part of the surface of an accommodation unit 6 which part then can be used as an extra room for the neighbouring accommodation unit 6.

In figure 2 an embodiment of the invention is shown where several building units l are arranged in two "staples" 34 and 35 connected via a communication way 32 with a central

building 37 which is provided with a common main entrance 38 for the building units 1. When the building assembly is used as a hotel the central building 37 can house for example the hotel reception, conference rooms and restaur- ants. In another embodiment the elevator/stairway may be arranged in the central building 37 for communication with the surrounding building units 1. At such an embodiment each building unit 1 is accordingly provided with a communication way 32 leading to the central building 37. A further alternative embodiment is obtained when one or more "staples" 34, 35 are arranged on a reception building (not shown in the figure) whereby an elevator/stairway 24 is located between the staples 34, 35 in such a case when more staples exist.

Great practical advantages are obtained when the accommoda¬ tion units 6 consist of prefabricated in situ mountable sections which preferably contain completely equipped wet rooms 16. The wet rooms 16 can then be provided with individual water heaters which in a simple way can be connected to the water system in the completed building unit 1. Another thinkable solution within the scope of the invention is to make the wet rooms 16 as prefabricated sections. Such a solution is appreciably transport friendly as the wet rooms 16 by their triangular shape occupies appreciably less space than what is the case with conven¬ tional rectangular wet rooms.

The present invention is not limited to the above described embodiment examples which are shown in the drawings but can be freely varied within the scope of the following patent claims. Thus it is realized that the accommodation unit 6 can have another basic shape than the parallel trapezoid shape described. Further the central communication area 22 can be rectangular. When the building assembly is used as hotels the building unit 1 located at the ground floor also

house the reception, restaurants and conference rooms. Every accommodation unit 6 can of course also be provided with a balcony 25. As a further example the wet room 16 can be arranged in another way in an accommodation unit 6 than what has been shown in the drawing example.
