A dehumidifying air-conditioning system, wherein the quantity of heat of the processing air, which constitutes a low heat source for the regeneration of a dehumidification desiccant, and which is cooled in a sensible heat heat exchanger disposed on the upstream side of a low heat source heat exchanger, is minimized to secure a heat load in the low heat source heat exchanger and enable the air-conditioning system to deal with even an air-conditioning load of a low sensible heat factor, comprising a path (A) for the processing air subjected to water adsorption by a desiccant (103) and then cooled with a low heat source (115) of a heat pump (200), a path (B) for regeneration air heated by a high heat source (120) of the heat pump, and then passing the water-adsorbed desiccant to remove the water therefrom and thereby regenerate the desiccant, and a path (C) for cooling air for cooling the processing air by heat-exchange between the cooling air and the processing air from which the water has been adsorbed by the desiccant, the processing air and regeneration air being made to pass the desiccant alternately, the air-conditioning system being further provided with a means (400) for subjecting the processing air and cooling air to heat exchange variably by regulating a flow rate of the cooling air passing through a heat exchanger (300) adapted to cool the processing air.
