To provide a building structure constructed as a building provided with a ventilating layer in a wall surface while comprising advantages of a framed wall construction method and a wooden framework construction method, and attaining efficient air-conditioning and heating by carrying out air-conditioning and heating of the whole building utilizing the ventilating layer.

The building structure comprises a system for air-conditioning or heating the whole building by cooling or heating air in the ventilating layer provided in the building. A foundation part of the building is provided with a foundation concrete part 10 provided with a heat absorbing/radiating radiator 14 utilizing ground heat. The heat absorbing/radiating radiator 14 is connected to a heat pump device 20, and a cooling radiator 26 and a heating radiator 22 are connected to the heat pump device 20 and installed to be arranged to cool or heat the ventilating layer. A changeover valve is provided for switching over a refrigerant flow line to the cooling radiator 26 or the heating radiator 28 according to air-conditioning or heating.
