To provide an elevator apparatus that is constituted so that a proper dynamic brake force can be generated in a motor of lifting equipment when an elevator car is moved by an offset load.

A rope 19 for connecting the elevator car 12 and a balance weight 18 which are provided in a hoistway 14 so as to be ascendable and descendable is looped over the lifting equipment 17. The elevator apparatus lifts and lowers the elevator car 12 by the rotation of the lifting equipment 17. The elevator apparatus includes a switch 25B that is put into an on-state when electric power supply to the motor of the lifting equipment 17 is shut off, and a dynamic brake circuit 27 that connects a resistance 26 to a feed line 21 via the switch 25B and that brings about the consumption of an electromotive force from the motor. Additionally, a brake 22 of the lifting equipment 17 is released by an operation of a rescue operation switch 23 provided in the elevator car 12 to move the elevator car by the offset load with respect to the balance weight 18. In the movement of the elevator car 12, a dynamic brake control section 11C monitors a rotational speed of the lifting equipment 17, and increases a value of the resistance 26 by a resistance value switching circuit 28 when the rotational speed exceeds a preset speed.
