PURPOSE: To provide a pipe seal which can be adapted regardless if a lining exists or not by respectively installing plural circumferential flanges to a bell end seal ring on a bell end part surface, and a spigot end part seal ring on a spigot end part surface.

CONSTITUTION: A spigot end part seal 12 includes an interface surface 14 extended lengthwise to become a 90° flange at an upper part where it surrounds the mouth of a spigot 18, and a flap 20 ending at an outer end edge 22 of a spigot 24. A bell end part seal 10 comprises a seal interface surface 26 extended lengthwise, and one end part of it is extended to an inner flange 28 of 90°, while the other end part is extended to a flange 30 of 90°. In the spigot end part seal 12, a recessed dent 32 is formed to receive an O-ring 13.
