Abstract:
To provide a program, device, and method for estimating an object operation rate of a real estate.SOLUTION: An estimation device 1 estimates a regional feature score for each region. A user feature score extraction unit 11 extracts user feature scores of a plurality of users staying each region for each prescribed time zone by using a user position database accumulating time-series positions of mobile terminals carried by the users and user feature scores of the users. A regional feature score calculation unit 12 calculates a regional feature score of the region for each prescribed time zone and for each region on the basis of total sum or distribution of the user feature scores of estimation objects among the plurality of users staying the region. The user feature score is a user credit capability, and the regional feature score is a regional credit capability. The user credit capability is information based on charge payment for an arbitrary item and service owned by the user.SELECTED DRAWING: Figure 2
