Abstract:
[Problem] To quickly evaluate the value of real estate by a simple operation. [Solution] A system for evaluating the value of real estate that includes land or a building. The system is provided with an imaging unit 14 for imaging the whole or part of land 5 to be evaluated, a plane information estimation unit 162 for estimating the plane size and shape of the land (evaluation object) 5 on the basis of the image captured by the imaging unit 14, and an evaluation unit 163 for calculating the value of the land (evaluation object) 5 on the basis of the result of estimation by the plane information estimation unit 162. The evaluation unit 163 has the function of calculating the cubic volume of a virtual building 6 that can be built on the land (evaluation object) 5 on the basis of regional laws and regulations and surrounding geographical conditions, and assessing the value of the land (evaluation object) 5 in accordance with the calculated cubic volume.
