Abstract:
The present invention addresses the problem of providing a technique for requesting an estimate more easily than with prior art and a technique for creating an estimate the reliability of which is high. In an estimate management server 1, a transaction information acquisition unit 103 acquires information pertaining to an estimate, as estimate result information, that is generated on the basis of estimate basis information. An outlier detection unit 145 detects, on the basis of a market price calculated from the records of past transactions, one or more estimate result information pieces the estimated value of which is off a market price as an outlier. The problem is solved thereby.
